Gypsum ceilings in Dubai
Coffers, coves and clean shadow gaps. The ceiling is the largest surface in a room, and gypsum lets you shape it.

Overview
About gypsum ceilings
Beyond hiding services, a gypsum ceiling can define a room. A raised coffer above a dining table, a cove that washes the ceiling with indirect light, a shadow gap where ceiling meets wall, a pelmet that hides the curtain track: each is built from the same boards and framing, formed to a design.
These details are popular in Dubai villas and apartments because they add warmth and depth without heavy materials, and they integrate lighting neatly.
Precision matters more here than anywhere else. Lines are long and often lit from the side, so any unevenness shows. Levels are set with a laser, corners are beaded, and joints are filled and sanded in stages.
Scope
Details we build
Coffers and raised ceilings
A recessed centre that adds height and frames a seating or dining area.
Cove details
A concealed upstand along the edge of a coffer, formed to take an LED strip for indirect light.
Curtain pelmets and pockets
Recesses along the glazing that hide curtain and blind tracks.
Shadow gaps
A crisp recessed line where the ceiling meets the wall, instead of a cornice.
Bulkheads and floating ceilings
Dropped or floating panels that zone a room and carry lighting.
Access panels
Flush panels that keep equipment serviceable without spoiling the design.

Specification
Getting the details right
Lighting first
Cove depth, strip position and downlight spacing are decided before framing starts.
Lines and levels
Long edges are set out with a laser, because a few millimetres show under grazing light.
Finish
Matt ceiling paint hides small imperfections better than sheen finishes.

Questions
Gypsum Ceilings: frequently asked questions
Can you build a ceiling from my reference picture?
Share the picture and we’ll check it against your room height and the services above. We’ll tell you how closely it can be followed, and confirm the design in the quotation.
Is the LED strip in a cove included?
We form the cove so it is ready for an LED strip. Your quotation states clearly whether the lighting supply and connection are included or handled by your electrician.
How much does a decorative gypsum ceiling cost?
It depends on the area and the complexity: the number of levels, coves, curves and access panels. You’ll receive an itemised quotation once the design is agreed.
Will the joints crack later?
Cracks usually come from structural movement or from rushing the filling stages. Correct board fixing, taped joints and letting each coat dry before sanding keep the risk low.
